What do the rates include?
Rates quoted in euros are for bed & breakfast and include all "special Eden services". No reductions apply for meals not taken or services not used.
The price includes:
- a rich breakfast buffet with local products and pastries
- bathrobes, slippers and courtesy line
- free WIFI internet connection
- personal and heated lockers for ski boots
- bike room and special services for cyclists
What are the cancellation conditions?
You may cancel your booking free of charge up to 23:59 on the 6th day prior to arrival. In case of cancellation after this deadline, the cost of the first night will be charged as cancellation fee.
Below is an example to clarify any doubts: considering a booking arriving on 7 December, if the cancellation is made on 1 December it will be considered free of charge; if the cancellation is made at 00:30 on 2 December it will already be considered as a penalty.
Cancellations by telephone are not accepted: the only way to communicate a cancellation is by sending an e-mail to our e-mail address firstname.lastname@example.org.
What are the payment methods?
We accept cash payment up to € 1,999.99. Alternatively, you can pay with debit card, American Express, Visa and Euro/Mastercard.
Why is it better to book directly with us than from another online portal?
By booking directly through our website you will be entitled to more benefits:
- preferential rate (minimum 5% discount)
- lower garage cost
- lower spa cost
- more flexible cancellation terms and no prepayment commitment

Why do prices vary every day?
Prices vary according to room availability, competitors and seasonality: the earlier you book, the greater the savings.
Do I need a credit card as a guarantee?
A credit card is required for each reservation. For bookings that do not require prepayment, it is used as a guarantee, and no charges are made except in the case of non-cancellation.
Check-in and Check-out
What are the check-in and check-out times?
On the day of arrival, rooms and suites are available from approximately 3 p.m. (before this time it’s possible to leave the luggage at the reception). On the day of departure, rooms and suites must be vacated by 10.30 a.m. (after this time it’s possible to leave the luggage at the reception).
Is it also possible to check in at night?
Yes: reception is always open, day and night, 7 days a week.
Do you accept animals?
Of course, we are animal lovers and we gladly welcome your 4-legged friends! The extra charge for reinforced cleaning is € 19.00 per day and includes a soft dog bed and a bowl for water and kibble.
Is smoking allowed inside the hotel?
No: the Eden Hotel is smoke-free. However, it is possible to smoke in the outdoor areas.
Does the hotel have parking facilities?
Yes, we have a covered car park (for a fee): you can also use it after check-out.
Does the hotel have luggage storage?
Yes, near the reception we have a convenient room where you can leave your luggage both on the day of your arrival if your room is not ready yet and on the day of your departure if you wish to stay at the hotel or for a walk in the centre of Bormio.
Does the hotel have an electric car charging station?
Our hotel has two Porsche electric car charging stations.
Is there a laundry service?
Yes, just hand in your clothes to be washed at reception and you will find them clean and ironed in your room the next day. The laundry service has an additional cost that varies depending on the type and number of garments. Cyclists have a reduced rate for washing their uniforms.
Does the hotel have a wellness area?
Yes, our hotel has a comfortable spa where you can indulge in the pleasures of quiet and enjoy moments of intense relaxation. The spa is for exclusive use (one room at a time).
